At Transcity Property Management, we specialize in full-service management of single-family homes and other small rental properties. We have successfully managed thousands of rental homes for clients over 25 years, many of whom are out-of-state or out-of-the-country due to their work in various military, government, and church positions. We have the experience necessary to provide qualified tenants for these properties.

PROPERTY PRESENTATION
 
  • Your property is marketed primarily on the internet in venues proven to generate prospects.
  • As members of the local board of REALTORS and Multiple Listing Service, we are able to share our vacancy listings with other members.
  • We are constantly aware of current market conditions allowing us to rent your property at its highest value.
  • Our technology systems enable us to maintain and list all the features that make your property desirable and special.
  • We use a broad range of advertising methods including full-size yard signs and a variety of internet web sites.
 
TENANT SCREENING
 
  • We want reliable and qualified tenants just as much as you do and we take the appropriate steps to insure the quality of tenants we are able to attract. Our leasing agents and our extensive tenant screening and lease procedures help to ensure this.
  • We do a credit/background check before the lease is signed. This includes checking history with the credit bureau, verifying employment and checking all appropriate references, including past landlords. We also run checks for previous eviction and criminal history.
  • We provide you with protection through the use of proper lease agreements, late notices, and other legal documents.
 
MAINTENANCE
 
  • We provide access to quality reasonably priced maintenance contractors who get the job done properly.
  • We deal with this daily so we know what repairs should cost and how long they will take to complete.
  • Maintenance work is closely controlled and supervised. Because of the large volume of work we give local contractors, we have the necessary recourse to correct deficiencies should they arise.
  • We strive to protect the value of your investment by maintaining your property at current neighborhood standards.
 
ACCOUNTING SERVICES
 
  • We do all the bookkeeping tasks for you. Our accounting system keeps complete, accurate records of every income and expense that affects your property.
  • Our convenient monthly statements simplify the job of tax preparation for you and your accountant. You receive a comprehensive annual statement of income and expenses and 1099 for rental income.
  • Copies of all repair receipts are held in our files.
 
RENT COLLECTION
 
  • Rent is due on the first of each month, with late notices sent at the appropriate intervals, and legal eviction proceedings are started if the tenant does not make immediate payment arrangements. Delinquent rents are subject to late penalties.
 
MANAGEMENT FEES
 
  • Our monthly management fee is payable when the rent payment is received. It appears on the monthly statement as an expense. There is no management fee when your property is vacant.
 
VACANCIES
 
  • Vacancies are expensive for both of us so we make every effort to reduce them.
  • When a tenant moves out the property a thorough move-out inspection is performed before the tenant is released from the rental contract and the security deposit is returned.  The inspection is carried out with our staff member present and is scheduled at such time that the tenant has removed all furnishings and other personal belongings. We account for deductions from the deposit for damages and return deposits with the the confines of the Arizona laws controlling them.
 
PROPERTY INSPECTIONS
 
  • Time and experience have proven that the best protection to your property comes from finding a qualified tenant.   Frequent inspections have not proven to reduce the cost of having a tenant that is not a good house keeper.  We will do a random inspection when requested by an owner for an additional fee.   We do inspections when a tenant fails to communicate with us when rent is late, neighbors complain or home owner association violations are not responded to.  We also do random drive by inspections as no additional charge.
 
COMPLETE DOCUMENTATION
 
  • Thorough documentation is an important part of good property management. It prevents confusion, misunderstandings, and gives everyone involved a clear understanding of what is expected. Written documentation is used to screen and lease, survey and maintain property condition, and report financial information to you.
  • The Property Management contract defines our working relationship with property owners and is specific regarding obligations and responsibilities of both parties.
  • Each tenant is required to complete a detailed Rental Application as a basis for general screening and rental reference checking.
  • A Lease Agreement is required between our office and tenants which outlines tenant responsibilities in accordance with company and owner requirements.
  • Property is thoroughly surveyed at the time of rental, with tenants and management attesting to physical condition, appearance, etc., and a Property Condition report is filed.
  • In the event of non-payment or other specific violations of the Lease Agreement, tenants are sent an official "Notice to Vacate or take immediate corrective action."
  • Management sends an Accounting Report to property owners each month which summarizes accounting transactions and accompanies payment checks or direct deposits.
